  Conducting a tenant background check is probably one of the most important things done when considering your property for occupancy.  We boast of the most thorough tenant screening processes in the industry which includes:

  CREDIT SCREENING:

  We utilize of of the largest and most respected credit reporting agencies in the world to screen         prospective tenant's credit history.  In addition to credit score, debtors and late payment                     information, the system utilizes a sophisticated process to help us weigh the risk factor of the            prospective tenant in a simple graphical image like this one...













We look at the following credit criteria to help make a decision on a prospective tenant:

  • Credit Score to Determine Credit Worthiness of Prospective Tenant(s)
  • Bankruptcies
  • Civil Investigation for Past Litigation and/or Evictions
  • Employment/Income Verification to Determine Income-to-Rent Ratios
  • Social Security Number Verification

  Once a prospective tenant passes the criminal and credit check, we start the move-in process         which includes:

  • Hold Deposit from Tenant if More Than 7 Days from Move-in Date
  • Lease  and Addendum Preparation
  • Schedule Lease Signing
  • Collection of First Month's Rent, Last Month's Rent (if applicable), Security Deposit and Pet Fees (if applicable)
  • Lease Signing and Delivery of Keys
  • Move-In Checklist for Tenant

While it is our mission to manage and maintain your property to its income producing best, it is not possible   to guarantee the condition of a property when vacated by a tenant. However, there is a process to help         against unwarranted maintenance claims.  Our tenants can request (in writing) maintenance on our website or by email.  Because our agents are equipped with smart-phones, all maintenance requests are received immediately which allows us to respond more efficiently.

We perform move in, move out and annual inspections for lease renewals. At the request of the owner,  due to a complaint from neighbors, the association or one of the maintenance people/ vendors, we will perform a semi-annual inspection. Because the property is often “cleaned up” for inspections and damages “covered”, the true condition of a property is not uncovered until it is vacant. In addition, we are not able to perform unannounced inspections as we must give reasonable notice of entering the property. 
Reasonable notice is a minimum of 24 hours.

  We take pride in our ability to account for and deliver owner proceeds in a timely manner.                  Typically, owner's can expect rents by the 15th of the month.  Upon receipt of tenant rents we             provide owners the following:

  • We will either mail you the proceeds or direct deposit them into your bank account as a direct deposit.  (Direct deposits are reserved for those with accounts with SunTrust, Bank of America, Wachovia, Regions Bank and Chase Bank (formerly Washington Mutual)
  • Preparation of and Delivery of Monthly Income and Expense Statement (delivered to your email)
  • Preparation of and Delivery of End-of-Year Income and Expense Statement (delivered to your email)
  • Preparation and Delivery of your End of Year 1099 form (U.S. Citizens) and/or 1042-S form (Foreign Citizens).
